It's amazing so many people are hooked on homeownership when it's basically the farthest thing from a frictionless market interaction you can get

I suppose even the prospect of the property being stable in value (to say nothing of accruing value) saves you so much money vs. renting that the grief of acquiring the property works out in your favor

Has housing really done better than alternative places to put money (like, say, google.com/finance/quote/VTI… )? (We recently bought a house for the first time, and it wasn't fun. But we've definitely also had issues with renting.)

If you could get government-guaranteed margin loans to buy VTI where you also deducted the interest on your taxes, it would definitely make VTI more competitive.

I think this is part of the rub: across the country, the return on housing is poor. It depends on how long you plan to hold, how much extra you're spending versus rent, etc. A big attraction is housing is leveraged appreciation but people quickly forget that backfired in '08.
