I don't think you'd like the location. Not much in short walking distance; nearby zoning is all R-1 and PF (public facilities). Though I guess it is a 15-20 minute walk from good 小笼包.

The area definitely has potential... you really just need to allow endless development (of all types) on every block between University and California, everything's a pretty short block away
